The Red Flags Most Hosts Miss — We Protected a $1M+ Asset

Etobicoke Waterfront, Ontario

In March 2026, our team received a last-minute Airbnb reservation for a 14-night stay at one of our Etobicoke waterfront 3-bedroom condos.

At first glance, the booking appeared relatively normal:

  • Longer stay duration (typically lower risk)
  • Standard communication tone
  • Airbnb “identity verified” badge

However, based on experience managing high-volume STR inventory across Toronto, several subtle signals triggered additional vetting.

Risk Management

1. Flagged Risk Signals Early

Even before arrival, we identified concerns:

  • Last-minute booking timing
  • No meaningful guest history
  • Slight inconsistencies in tone and responsiveness

Individually, none were definitive — but together they warranted deeper screening.

2. Independent ID Verification (Critical Step)

As part of Maxima Properties’s standard workflow, we required ID verification through our internal guest portal.

The submission revealed a major issue:

  • The reservation profile showed “Jennifer”
  • The ID submitted was clearly a different individual

This immediately raised serious concerns around:

  • Unauthorized third-party booking
  • fraud and chargeback risk
  • liability exposure
  • safety risks in a multi-bedroom property

(Which are significantly higher in larger units.)

3. Leveraged Airbnb Policy Knowledge to Cancel Penalty-Free

Rather than taking unnecessary risks, we escalated to Airbnb immediately.

We successfully cancelled the booking by:

  • Providing screenshots of the ID mismatch
  • citing Airbnb’s third-party booking restrictions
  • demonstrating clear safety concerns

Despite being last-minute, Airbnb cancelled the reservation without penalty and issued a full refund to the guest.

Why This Matters for Owners

Many hosts assume Airbnb’s “identity verified” badge fully protects them. In reality:

  • Quebec fake IDs are increasingly common
  • Chargebacks can occur even after completed stays
  • platform policies increasingly shift liability toward hosts

In worst-case scenarios, fraudulent bookings can lead to:

  • Major property damage
  • Unauthorized parties
  • Legal exposure
  • Police involvement

Our screening process is designed specifically to prevent these outcomes.

Protecting a high-value 3BR asset

The outcome was clear:

  • High-risk guest prevented from accessing the property
  • Zero operational disruption
  • No penalties applied
  • Owner fully protected

Most importantly, the situation was resolved before check-in, avoiding potentially significant financial and operational risk in a high-value 3BR asset.
