The former is required by Airbnb, meaning the company determines the amount guests must provide. The host determines the latter, which can be between $100 and $5,000, depending on the property.

In the case of Airbnb-required security deposits, Airbnb reserves the money for the deposits on the guest’s credit card two days prior to their arrival. The guest will not be charged unless there is damage on the property. If everything goes as expected, Airbnb releases the reserved funds, meaning the guest is not charged. When the host requires the security deposit, the host decides whether to charge the guest if property destruction occurs. 

Either way, you will be protected and not have to deal with unpleasant situations. A solid Airbnb damage policy will allow you to avoid conflicts and uncomfortable talks with your guests.

How Do I Claim Damage to My Airbnb Property?

Airbnb has the same process for claiming a damage deposit – regardless of whether Airbnb or the host mandates the deposit. If you find yourself in a situation where you need to report an incident and seek reimbursement from your damage deposit, you have up to 14 days after the guest’s check-out or until the next guest checks in, depending on which occurs first. 

To initiate a damage claim on Airbnb, follow these steps: 

  • Log in to
  • Go to the ‘Resolution Center,’  and select the booking for which you wish to claim the security deposit
  • Choose ‘Request compensation for damages’ under ‘Select a reason,’ and then click ‘Continue.’ 

Before you do this whole process, document the damage and estimate the cost of repairs. Also, make sure you contact the guest through Airbnb and try to agree. Most guests will report the damage and readily agree to pay the cost of repairs, especially if they are familiar with your Airbnb damage policy. So, notify them before you submit the process for the damage claim.
