The Situation

In June 2025, a guest stayed at one of our Toronto 1+1 condos for three nights.

During the stay, no issues were reported to our team.

However, shortly after checking out early, the guest sent a message alleging:

  • Mold in the bathroom (untrue)
  • Cleanliness concerns (unfounded)
  • Safety issues for children

She then made her position explicit:

“I can only give you a good rating if you fully refund me… I leave the rating I will write in your hands.”

What We Did

1. Immediately Identified the Policy Violation

As soon as we saw the message, we recognized:

  • Clear refund-for-review leverage
  • False post-stay allegations
  • Misuse of Airbnb’s review system

Most importantly, we knew this fell squarely under Airbnb’s Review Policy violations.

2. Refused to Reward Bad Behavior

Unlike many self-managing hosts who overreact:

  • We issued no refund
  • Did not negotiate
  • Preserved owner revenue immediately

An inexperienced host could easily have refunded $1,284.75 out of fear.

3. Escalated with Precision (Not Emotion)

As expected, the guest left a 1-star review after checkout.

We immediately opened a case with Airbnb and submitted:

  • Screenshots of the extortion message
  • Timeline of zero in-stay complaints
  • Supporting documentation

Seamless Resolution

The outcome was decisive:

  • Review removed within 48 hours
  • Zero refund issued
  • Listing rating is fully protected

Without intervention:

  • Rating would’ve dropped from 4.94 → 4.81
  • Bookings would’ve declined significantly
  • Owner’s future revenue loss would’ve easily exceeded $10K+ annually

Instead:

  • Owner confidence reinforced
  • Listing performance remained unchanged
  • Future bookings unaffected

Why This Matters for Owners

Unfair reviews don’t just hurt feelings — they directly impact revenue.

Even one low rating can:

  • reduce conversion rates
  • lower search placement
  • trigger algorithmic penalties

Most importantly, many hosts don’t know how to respond correctly.

At Maxima Properties, we understand:

  • Exactly which cases qualify for removal
  • How to structure escalations effectively
  • When to stand firm vs resolve diplomatically
